Edmonton's New Zoning Bylaw
After several years of engaging with the public through sessions, position letters, and presentations to the Council, The Infill Development in Edmonton Association (IDEA) is excited to announce the approval of Zoning Bylaw 20001 by the City Council.
This new regulation represents a significant stride toward realizing the vision outlined in the 2020 City Plan. By endorsing this zoning bylaw and setting its implementation for January 1, 2024, the City Council has demonstrated its dedication to addressing the housing affordability crisis faced not only by Edmonton but also by many other cities across Canada.
The updated zoning bylaw will encourage a diverse range of housing options, higher density, and commercial amenities that enhance the vitality of Edmonton's established neighborhoods.
Nonetheless, there is more work ahead. IDEA will persist in advocating for further gradual adjustments to the new Zoning Bylaw, aiming to achieve regulatory parity with greenfield areas necessary to fulfill the City Plan's ambitious target of 50% infill in development.
It's important to note that the Zoning Bylaw isn't flawless, as evidenced by the feedback from hundreds of Edmonton residents who spoke at the Public Hearing. Ongoing dialogue remains a crucial aspect of the process going forward. Throughout 2024, vigilant monitoring of the bylaw will be essential to ensure it aligns with Edmonton's goals of growing towards a population of 2 million.
